[Music fades out] Farmland represents a large proportion of total farm assets and any changes and trends that occur in farmland values [University of Guelph logo and text fade out] tend to command a great deal of attention. So as a result it's important to get a better understanding of what are some of the factors that influence farmland values. And I focus primarily on the impacts of specific policies, such as the Greenbelt, on farmland values and I've also extended this research to residential properties. 0:36 - 0:48 [Screen changes to video clips of Prof. Richard Vyn working on computer at desk, wind turbines spinning on farms] Richard: Currently I'm doing some research looking at, kind of extending the work I was doing on wind turbines to estimate the impact of wind turbines on property values all across Ontario. And I think this is an important area of study just given the controversy that's ensued in Ontario over this issue, a lot of people are concerned about the potential health impacts as well as the impact on property values.
